SMART Car Repair is the Way to Go

Smart car repairs are changing the way customers have vehicles serviced at auto body shops. The acronym SMART stands for Small, Medium Area Repair Technique.

Water Fuel Cell-a 1960s alchemist makes a car run on water.

Years ago, in the late 60’s I had the pleasure of becoming friends with a reclusive man from eastern Nevada who was known as somewhat of an alchemist. This began my research on water fuel cells.

With the price of fuel re-awakening my interest I share this story. Thanks to the knowledge that my friend Luke began to share with me in my younger years.

At 78 years old Luke was still tinkering with making his 64 Chevy impala run on water. It took him two years into our friendship before he told me his secret, and then making me swear to secrecy before showing me his project that was hidden in a basement,
hand dug under his hot, neglected, barn.

Making a car run on water he told me,”would surely get me killed by a big oil company”.Climbing down the rickety ladder to his underground garage under a drop light and surrounded by tools and a bunch of plumbing junk, sat the normal looking Impala.

He started it up and let the car idle before flicking a toggle switch that made the car idle down and run somewhat rough. Then Luke pulled what appeared to be a choke cable and adjusted it, making the car run smoother but still at a slower idle.

We then climbed back up to the barn were he had the cars exhaust running to a 55 gallon drum with a funnel welded to the bottom. He then stuck his head into the rumbling metal drum. After about a minute of wondering what his point was, I realized I smelled no exhaust!

Then I stuck my head in the drum and smelled just a hint of steamy oil smell in an environment
that would normally kill.

I rode in the car several times with Luke before he died and it seemed to function like any other 64′ Impala, bought gas like everyone else in town and this made me skeptical of his
success.
Until about a month after his death a man stopped by and said Luke had left me something in his will. He handed me an envelope and I had inherited a 1000 gallon tank of leaded

The real estate market has typically been touted as a stable field where your investment will grow slowly, but surely, over time. And then the 21st century came and everything went nuts.

The real estate market from the year 2000 through 2010 is shaping up to be a schizophrenic one. The first five years saw unprecedented growth and wealth building through home appreciation. Unfortunately, that bubble could not be kept inflated and we are seeing the results – a boomerang of bad news. Bad mortgages, huge foreclosure rates, credit crunches. It is all a bit too much.

So, can you sell your property in this real estate market? Of course. The question, however, is how far are you willing to go to get the job done? Throwing up a sign and listing it in the local MLS and online isn’t going to be enough. This brings us to the secret to enticing buyers in a slow market – incentives.

Incentives are simply add-ons that strike an emotional response in a potential buyer that leads them to a certain action. In your situation, that action is to make an offer on your home. To get this response, you have to make it clear to them that they are getting both a home and something in addition that no other seller in your area is offering.

Most homeowners make mistakes when incentivizing their homes for sale. They focus on the wrong types of emotional items. Two free airline tickets to Hawaii sound great, but think it through. What homebuyer has time to go to Hawaii? They are sweating their new mortgage! The same goes for offer cars and the like. They sound good at first glance, but not when thought through.

A far better incentive strategy is to go for the pocketbook. There are plenty of buyers in the real estate market now, but they have a problem. Money is tight. Lenders are overreacting to the subprime mess and squeezing buyers by demanding larger down payments. This means buyers are usually suffering cash flow problems after purchasing a home. Anything you can do to alleviate that problem makes your home enticing.

So, what type of incentives should you offer? Be as creative as you can. Here are some examples. Agree to pay the utilities for a year. Agree to pay all closing costs. Offer to buy down the interest rate of the buyer’s mortgage by paying a flat sum to the lender at closing. How about agreeing to pay for all moving costs? A great strategy is to offer to pre-pay the first year of property taxes.

As you can see, all of these incentives go to the buyer’s bottom line. As long as you focus on this, you can come up with incentives that make your home stand out from those around you which is the secret to selling it in a cold market.

Getting Comfortable with Real Estate Contracts

Selling or buying a home is one of the biggest transactions you will ever enter into during your life. As with most transactions of this sort, a contract is required. Ah, but what if you are not a lawyer?

Let’s start off with the basics. A contract is simply an agreement between two parties in which each promises to do something. At its most basic, a real estate sales contract is an agreement wherein the seller promises to exchange title to the property in exchange for the buyer’s promise to hand over a boat load of money. If one party fails to live up to its promise, then it is in “breach” of the contract and a court action can be filed to enforce the promise.

If you have every purchased a home, you know a real estate agreement is much more complex than the simple example in the previous paragraph. You might not know why exactly, but the sheer thickness of the agreement tells you as much. So, what is all that extra stuff?

Boilerplate. This is the legal term for the five billion clauses in your average real estate agreement. “Boilerplate” is simply legal jargon referring to language included in the agreement to cover various potential events and issues. Let’s look at a simple one.

Every real estate agreement has a jurisdiction clause that is part of the boilerplate language. It is often found in the last few paragraphs. What does it do? It sets forth the county and court where any disputes that arise between you and the other party will be decided. As simple as this sounds, it can often be 10 lines long. And this is only one clause!

Obviously, it is impossible to go over every clause in a real estate contract. If you are entering into a real estate transaction and are nervous about the agreement, don’t sign it. Instead, spend a few hundred bucks to have a real estate attorney review it to make sure you aren’t getting taken to the woodshed. It will be money well spent, particularly given the large amount of money involved in the transaction.
